Walkerston Village Property Trust

Stockwell Funds Management Pty Ltd is raising $8.35 million from wholesale/ sophisticated investors, for the Woolworths Walkerston Village Property Trust.

The Fund will acquire the dominant Queensland neighbourhood shopping centre in Walkerston. The Fund Manager forecasts cash returns of 8.0 – 8.25% per annum over a 7 year investment term.

The Fund Manager states the Trust features include:

  • Forecast average cash yield of 8.0 – 8.25% pa (net of fees) over a 7 year period;
  • Tax deferred benefits;
  • Quarterly income distributions;
  • A weighted average lease expiry (WALE) of 7.4 years;
  • Initial lease term of 20 years to Woolworths occupying 64.3% of the NLA;
  • Fixed interest rate for 5 years, with a non-recourse loan facility to an Australian bank;
  • Debt level at 55% LVR;
  • Stockwell will co-invest, aligning the interests of both investor and manager.
